Commission is a percentage of the selling price, plus VAT at 15% when the agency is VAT registered. Your outstanding bond is settled from the proceeds on registration, along with any cancellation costs your bank and attorney charge.
In South Africa the seller usually pays the agent. The buyer pays transfer duty and the transfer costs, so those do not come off your proceeds.

What commission do estate agents charge in South Africa?ShowHide
Commonly 5% to 7.5% of the selling price, plus VAT. No law or regulator sets the rate: it is agreed between you and the agent, and it is negotiable.
Do I pay capital gains tax when I sell my home?ShowHide
Not on the first R3,000,000 of gain on your primary residence, as announced in Budget 2026 for tax years from 1 March 2026. Gains on second homes and investment property are taxable: 40% of an individual’s gain is added to taxable income, an effective rate of up to 18%, after an annual exclusion of R50,000, also as announced in Budget 2026.
What if I sell as a non-resident?ShowHide
When a non-resident sells South African property for more than R2,000,000, the buyer must withhold 7.5% of the price for an individual seller (10% for a company, 15% for a trust) and pay it to SARS as an advance on the seller’s tax. A SARS directive can reduce it.
Who pays the bond cancellation costs?ShowHide
The seller. Ask your bank for a cancellation figure as soon as you decide to sell: notice periods and early settlement charges vary from loan to loan.
